Keel House is a contemporary designed commercial and residential development on a brownfield site located on Causey Bank, overlooking the impressive Newcastle upon Tyne Quayside.
Norstead were responsible for the design, supply and installation of the Mechanical Services on this five storey commercial and residential building.The building consisted of a basement car park with plantroom, two floors of commercial offices and two residential floors totalling eight apartments.
The two floors of offices are supplied tempered fresh air by an AHU located in the basement plantroom and distributed via a series of ductwork.The air is ducted to the rear of 19 fan coils located throughout the floors in the roof voids, this air is then conditioned to suit the local settings.Core areas are electrically heated and the toilets mechanically ventilated to suit design standards.The basement plantroom consists of a gas fired boiler, CT pump, pressurisation unit and BMS control.
Each of the eight apartments has the air from the bathroom, en-suite and kitchen mechanically extracted. Heating within the apartment is supplied through local electrical panel heaters.
