Aidan House Student Apartments

Aidan House is a 151-bed 5 storey student accommodation development consisting of standard and premium self-contained studios as well as accessible studios on the ground floor.

This development benefits from laundry, gym, cinema, quiet study space, communal lounge and breakfast bar area for the students.

Electrical Services

There is a main LV switchroom located within the lower ground area of the building. The main switchboard comprises of MCCBs, power factor correction, surge protection and metering. Sub-mains feed MCCB section boards on each floor which in turn feed studio SPN consumer units and landlord’s distribution boards.

There are dedicated distribution boards for all landlord’s areas including the above mentioned rooms and reception area, plant area and cycle store.

Small power generally consists of cleaner’s sockets within the corridors as well as power supplies for ancillary services e.g. fire alarm, smoke ventilation, access control, A/C, Wi-Fi. This is wired using twin and earth cables and cable baskets with singles and trunking/conduit in the plant area.

All studio areas have general 2 gang 13A sockets, dedicated supplies for kitchen appliances controlled via a multi-gang switch arrangement. The cooker has a safety push button and integrated safety timer. The electric wall mounted heater has a runback timer.

Lighting within the landlords areas is a mixture of surface and recessed LED downlights with feature LED dimmed lighting in cinema and relax areas. The studios benefit from high efficiency LED circular recessed downlights which are PIR controlled with retractive override switching at the kitchen and the bedhead.

Automatic lighting control is installed throughout the landlord’s areas.

There is a TV/DAB/IRS distribution system installed to all studios and landlords areas, as well as Wi-Fi and CAT6 structured cabling system.

CCTV is installed to all corridor lift lobbies, laundry, cycle store and external perimeter.

L2 fire alarm system throughout.

Salto access control system, with ‘online’ main and external doors and ‘offline’ studio doors. Visitors can communicate with the studios via an intercom system, and with the main reception via audio video link.

An intruder alarm is installed complete with panic button and off-site monitoring.

Mechanical Services

Mechanical services within the development include hot & cold water system consisting of gas fired water heaters, calorifier, water storage tanks and water booster all located in the lower ground plant area.

A heat recovery ventilation system is provided to each studio offering individual supply and extract to each bathroom pod and kitchen. A smoke ventilation system is provided to each block stairwell as well as a dry riser. A comprehensive building management system is provided controlling all mechanical services installed.
